Underwriting + Technical Inspection

Insurance starts with understanding the building.

Long-term defect insurance needs more than a proposal form. Index combines financial, construction and project-risk assessment with independent technical evidence throughout the build.

Every step, covered.

The Index process

Evidence at every stage.

01

Index screening

Review eligibility, project participants and the project to form the initial risk view.

02

Index underwriting

Complete the risk assessment, establish terms and identify the technical risks requiring particular attention.

03

Independent TIS

An independent technical inspection provider develops and delivers the agreed risk-based review and inspection plan.

04

Underwriting reassessment

Index considers the insurance significance of the evidence, including how issues have been identified, managed and closed.

05

Final release

Technical prerequisites and underwriting conditions are confirmed before final cover attaches.

Risk based, not checklist based

Inspect what matters.

We focus our reviews on the five areas of highest building risk: structure, waterproofing, façade and envelope, fire and life safety, and key services and interfaces. The depth and timing of each review respond to the project; a fixed inspection count or generic checklist cannot determine long-term insurance risk on its own.

Less duplication.
Better evidence.

Developers and builders are already required to operate quality, compliance and assurance processes. Index’s approach is to understand those systems first.

Where they are effective, technical inspection should test and leverage them rather than simply overlaying another insurer checklist.

Independent inspection remains independent. But independence should not mean duplication.
